No Matter How Long the Winter, Spring is Sure to Follow!

In all seriousness, let’s talk selling your home. If you have the slightest thought of selling your home this coming Spring or Summer, we have some great information to share that can help you!

Last year the Kansas City market was booming and while experts aren’t predicting 2017 to exceed 2016, it will still be a Seller’s market and trending upwards.  Typically, experts say if there is less than a 6 months supply of inventory (homes) on the market it is a Seller’s market. The latest stats produced from the Kansas City Association of Realtors (from December of 2016) shows 2.1 months’ supply of inventory on the market.  When there is a tight supply of inventory, demand is greater and the value of the home is driven up!  This all means more money in your pocket!

So, when is the best time to list? I’m glad you asked – let’s not take my personal opinion here but let’s look at statistics. Historically, in the last two years in KC the largest number of Closings and the Highest Average Dollar for your home was in the month of June. The average Days on Market was in the high 50’s – 60’s (meaning, it took 50-60 days to close. Unless you have a cash offer on your home, from contract acceptance to close you are generally looking at 30-45 days).  That means, putting your house on the market in early Spring will yield top dollar and the quickest close.

If you’re thinking “What do I need to do to get my house ready to sell?”  That’s easy - First, find a Realtor. They will be your life line and best friend throughout this whole process.  Once you find a Realtor to work with they will be able to help provide you with comparative data to help you list at a fair, but competitive price getting you top dollar for your home while selling it quickly. They will also be able to make recommendations and offer insight into repairs (mechanical and cosmetic), contractors should any work need to be done outside of DIY projects, and how to get your house in tip-top shape for your first showing, such as staging ideas.  First impressions are huge here! Your Realtor will also be able to give you great recommendations leveraging their network on a title company to close the sale, Lenders if you’re buying a new home, inspectors, moving companies and more.

Selling your home can be an exciting, but emotional and stressful time. Be sure you are working with someone who has your best interest in mind, understands the market and will work hard to get your house sold.
